Portfolio Manager
The role of the Portfolio Manager is to oversee and optimize our diverse property portfolio. You'll lead strategic management of residential and commercial properties, maximizing value and performance while ensuring operational excellence.
Key Responsibilities:
- Develop and implement strategies to enhance portfolio performance and profi tability
- Manage property operations, budgets, and fi nancial reporting
- Foster strong relationships with property owners
- Conduct market analysis and identify investment opportunities
- Ensure compliance with legal requirements and company policies
- Oversee maintenance programs and property inspections for our owners and their portfolio
- Collaborate on marketing strategies to maintain high occupancy rates
Qualifications:
- Proven experience in property portfolio management
- Strong financial and analytical skills
- Excellent communication and leadership abilities
- Profi ciency in property management software
- Understanding of real estate market dynamics and relevant laws
Director of Portfolio Management:
The primary objective of the Director of Portfolios is to lead the property management division, ensuring operational excellence, financial performance, and resident satisfaction across the portfolio. This role is crucial in promoting and upholding the PMI NWI brand by consistently delivering high-quality service and operational standards.
Key Responsibilities:
- Financial Management and Performance - Budgeting, forecasting, performance analysis
- Compliance and Risk Management - Implement Risk Management strategies
- Business Metrics - Occupancy & Leasing, Industry Benchmarking, Cross - Functional Collaboration
- Key Performance Indicators (KPIs) - NOI Growth, Accounts Receivable, Occupancy Rate, Turnover Cost, Resident Retention
- Operational Oversight - Ensure properties are maintained to the highest standards
- Team Leadership & Development - Implementing strategies, policies & directives
- Owner Retention- Maintain open and effective communication with property owners to ensure satisfaction
Qualifications:
- Bachelors Degree - Preferably in Finance
- Proficient in property management software
- Knowledge of financial modeling, real estate economics, and property valuation
- Strong critical thinking abilities, capable of assessing situations, identifying opportunities for improvement.
Leasing agent
The primary role our a leasing agent is to help fill vacancies in residential or commercial rental properties by attracting and securing new tenants
Key Responsibilities
- Perform move-in evaluations
- Coordinate with marketing to list and promote properties
- Install lockboxes and signs
- Manage leads and follow up with prospective residents
- Collection of first month's rent and security deposits
Qualifications
- Excellent communication and interpersonal skills
- Strong sales and customer service orientation
- Proficiency in property management software and Microsoft Office Suite
- Ability to work flexible hours, including weekends and evenings
- Knowledge of local real estate market and leasing laws
- Organized and detail-oriented with ability to multitask
- Strong problem-solving skills and the ability to work independently
- Valid driver's license and reliable transportation
